About the project
The apartments are located in a completely refurbished century-old building with an elegant classical facade. It is being transformed into city residences that meet the needs of modern residents. The project offers 12 stylish apartments, three distinctive penthouses and three non-residential units suitable for offices. Demand for just such well-located historical buildings has increased greatly over the last decade.
Apartments
On each regular floor the project offers four apartments ranging from 44 m2 studios to 89 m2 two-bedroom flats. Three offices can be found on the ground floor and the top attic floor comprises three split-level penthouses ranging from 92 m2 to 174 m2. The reconstruction has already started and it will be finish in the summer 2008. The artisans and developers involved in this project are dedicated to quality and detail. Any and all original features are being respected and will be restored or replicated. Some of the apartments and penthouses located on the top floors will provide views of the Prague Castle and will overlook namesti Kinskych and Kinskeho zahrada. The interior of the apartments is designed for contemporary European living, most of the apartments have a balcony or terrace. Two-rooms apartments have two bathrooms. Master bedrooms have en-suite bathrooms. The building has an attractive and quiet southwest courtyard with mature trees. The front facade of this corner building faces north to Vodni street or east to V lesicku street. The main living parts of the apartments have open layouts with cheerful light through French windows. Standards
The project is based on high quality traditional and modern materials only : wooden oak flooring in all main living and dining rooms and halls, ceramic tiles in bathrooms and WCs, windows and doors that replicate the originals. Entry doors will be either new or they will replicate the historical originals but in each instance they will incorporate fireproofing features. Central gas heating situated in the basement of this building, white ceramic bathroom fixtures, chrome fittings, white classic shower tray with tempered glass screen and brushed chrome frame, white wall mounted WC, recessed lighting in all bathrooms and WCs, TV, Internet, telephone, satellite points in all main rooms, ABB switch plates and sockets fitted in horizontal configuration, and basic preparation for installation kitchen units - the seller can arrange kitchen units as required by the buyer, outlets and preparation for electrical fittings provided, new balconies with a wooden grid, original balconies with frost proof ceramic tiles, audio entry-phone system operating the main entrance door to the building accessible from entry-hall, all apartments prepared for installation of a security alarm. The buyers have an option of choosing more exclusive finishes supplied by the agreed subcontractors (e.g. large format stone tiling completed with mosaic in bathrooms, Catalano, Keramag fixtures, Grohe fittings, shelf under the wash basin, teak floors).

Reservation: CZK 200.000 Svoboda & Williams' account, FPC: 30% - CZK 200.000 developer's escrow account, HSV + PV: 20% developer's escrow account, PC: 50% developer's escrow account. The prices include all relevant taxes.
