Svoboda & Williams provides full, professional management of your property. You get property management services across the board: leasing, maintenance, accounts payable and receivable, law and regulatory compliance, and tenant services. All property management services we provide in Czech and English.

Our “Unit” Management services include:

• Initial viewing of the property
• Define the target group of potential tenants and determine the current market rent at the time
• Recommend adjustments or improvements to attract the target group and achieve the target rent
• Advise on rental procedures and expectations
• Consult on the owner’s lease terms, security deposits, deposits for utilities and building service charges, preferred length of lease etc.
• Initial viewing of the property
• Organizing professional photos and description of the property for the on-line property listings at the Svoboda & Williams website www.svoboda-williams.com and other the key Czech property portals
• Further marketing of the property using our extensive database of rental clients
• Organizing viewings of the property and translate as needed
• Negotiating the terms in English and Czech between the landlord and tenant
• Providing the lease contract and handover protocol in Czech and English
• Organizing and managing repairs and maintenance of the unit
• Accounts payable and receivable, including rent, service and utilities collections and payments
• Contact and filings with local authorities and service providers
• Administration of legal issues
• Attending owners’ association meetings
• Availability to act on behalf of the investor in all matters
• Contact for the tenants of investor apartments
• 24-hour emergency service line for the residents
• All property management and leasing services in Czech and English
• Leasing agency services are included in our management fees

Our Fees for the Unit Management are:

Management of individual unit (i.e. apartment, house, office, retail space) for property owners:

• 500 CZK/month fixed plus VAT if not rented
• 8% of the rent monthly plus VAT if rented (standard brokerage commission is included)

• Weekly inspections of the building common areas
• Cleaning of the building and performing normal building upkeep
• Organizing and managing repairs and maintenance of the building and the units
• Facilitating the leasing and handing over of rental units and tenant support

• Contact and filings with local authorities and service providers

Our Fees for the Building Management are:

Management of buildings for property owners and building owners’ associations:

• Customized packages - fees for building management are determined on a case by case basis depending on the requirements of the property owner and the size and condition of the property. Our standard fee for the basic management is CZK 8 to CZK 12 plus VAT per square meter. Svoboda & Williams provides the full complement of management services.
