Kooperativa’s Cutting Edge Headquarters in Karlin

The current real estate crisis could help Kooperativa, the second biggest Czech insurance company, save up to 100 million CZK. This is how much lower the price of their new cutting-edge building might be due to the current real estate crisis.
Kooperativa and its daughter company Ceska podnikatelska pojistovna (Czech Enterpreneur Insurance Company) are getting close to a final decision to move their headquarters into a brand new Main Point building located in the rapidly developing quarter of Karlin. Since the current real estate crisis has caused the prices of properties to decrease, Kooperativa could save up to 100 million CZK.
The Main Point building is a common project of the PSJ Invest development company and of the DaM architectonic studio. Both of these companies rank among experienced players on the Czech real estate market and have participated in many successful projects. PSJ Invest has developed many residential as well as commercial projects such as the Czech House in Sweden or the City Park Jihlava shopping and entertainment center, while the DaM architectonic studio has created the centrally located Carlo IV. Boscolo Hotel and the glass Euro Palace.
According to Kooperativa’s executive chief Martin Divis, the Main Point building should be not only highly useful for Kooperativa but could also become the new architectonic hallmark in Prague. Its construction should start this year and finish in 2 years’ time with the total cost being about a billion Czech Crowns. The 10-story building is expected to offer 22,000 square meters of top office space for rent and underground parking for 350 cars. Importantly, Main Point should also be environmentally friendly, with the building’s cooling done by the water of the Vltava instead of the usual chemicals.
