HOLEŠOVICE BREWERY
Introduction:
The project of revitalizing the former První pražský měšťanský pivovar (First Prague Burgher Brewery) encompasses the renovation of the original buildings and construction of several new office and residential buildings. Available to tenants and the general public is a courtyard with a newly built fountain and small retail units including a supermarket, situated at street level.
History:
The idea to build the First Prague Burgher Brewery came as a reaction to the critical situation in the second half of the 19th century as Prague counsillors started to lose considerable profit. Small Prague breweries were being closed down as a number of new breweries started to emerge outside the city limits. Thus in 1895 the aldermen and Prague counsillors decided to build their own brewery in the Holešovice area of Maniny. In the second half of the 19th century Holešovice became a traditional industrial district. At the time the youngest part of Prague, it was also one of the liveliest. The brewery was opened in 1897. The equipment and machinery was supplied by Ringhoffer, Křižík, Novák & Jahn, among others, which helped to maintain a promising lookout. Karel Vendulák, member of a family with a long brewing tradition, and the owner of the Old Town Brewery and the Pub „U medvídků“, was appointed the manager of the new establishment. The beer the brewery produced became popular not just in Bohemia but also in Vienna and Chicago. The brewery was nationalized under Communism and its former name degraded to „Holešovice Works“. Only after 1989 was it given its original name back. The brewery produced beer until the end of March 1998.
Location:
Formerly an industrial location, Holešovice is currently undergoing a sweeping urban transformation and is being changed into a modern district with a landscaped Vltava embankment, galleries, restaurants and services. Holešovice is now one of the few Prague quarters with a significant future of increasing potential.
Architecture:
The author of the current look of the complex is the CMC architects studio. However, some world-famous architects including Jean Nouvel and Frank O. Gehry also participated in creating the initial concept. The new office and residential structures are sensitively incorporated alongside the original reconstructed buildings which have been rid of their Socialist additions. Some of the former buildings including the fermenting cellar were listed at the national heritage register in 1995.
Project:
The conversion of the Holešovice Brewery offers a total of 155 residential units, 40 of which are located in the Lofts building, a result of the refurbishment and construction of an annexe to the former brewery’s fermentation building, 12,000 m2 of office areas and 5,500 m2 of retail areas. Two brand new apartment buildings in the northern section of the project have already been sold. The residents and users can use the parking facilities in the complex as well as underground parking in the Lofts building. The entire complex was completed in the spring of 2009 and today the flats are ready to be occupied.
Apartments:
The loft apartments are offered in 3 types: new loft flats with grass roof gardens in the right wing of the brewery fermenting cellar, new loft flats without the roof terraces in the left part of the new wing of the brewery fermenting cellar (including an existing show flat), and lofts in the renovated original fermentation building. The new lofts are offered in the basic standard necessary for building approval except the show flat. The basic standard enables individual completion according to the tenant’s wishes. The standard attic lofts include hardwood oak floors, RAKO ceramic tiles, COLOR TWO series in the combination of grey/white, interior doors with casing with white lamino finishing, LAUFEN, KALDEWEI and GROHE fixtures and fittings. The heating in the flats is provided by an exchange station. The attic flats have individual air-conditioning units. More detailed information upon request. The sale prices include one or two underground garage spaces in the Lofts building, a basement storage unit and a terrace, balcony or loggia.
